In 2010, the Feoffees purchased land at Derby Road from the Town Council and developed 2 x 3 bedroomed houses and 1 x 4 bedroomed house to the front of the site. The Town Council gave us a 10-year option to buy the remaining land, so in 2019 the Trustees instructed an architect to develop plans for more housing and bought the additional land when planning consent was granted in 2020.

Covid 19 slowed down progress on the project, however in 2022 a build contract was awarded and construction began.

With much anticipation, the 4 x 3 bedroomed houses and 2 x 1 bedroom flats were completed in August 2023. All the properties were fully carpeted, built with energy efficiency in mind and all have allocated parking spaces.

Due to receiving a legacy to assist people with visual impairments, the lower flat is designed with these needs in mind.

The total project costs including land, construction and fees amounted to just over £1,000,000. This was funded by a loan from Co-operative Bank, a grant of £150,000 from South Hams District Council and the Kingsbridge Feoffees own reserves.

Originally a single Victorian house owned by the Feoffees, it was converted into two flats in the 1960’s.

The one bedroomed flat on the ground floor was extensively re-modelled and modernised in 2019.

When the roof slates were replaced in 2015, insulation was added to the roof to improve the living conditions of the upper two bedroomed flat and to reduce the heating costs.

Built in 1911, next door to the Market Hall, it originally had a shop on the ground floor with storage and living accommodation above.

In 2012, the shop was modernised; the stair case to the accommodation and storage was removed and a new entrance created. This allowed the first and second floor accommodation to be converted into two flats, one having two bedrooms, the other with one.

The use of this land as allotments came to an end in early 1990’s, and it was decided that it would be an ideal place to build much needed affordable housing for local families. Unfortunately, the land was outside the South Hams District Council permitted development area, and until this was changed no building could take place. This started a two-year task to get the boundary moved so that plans for the new houses could be realised.

Building started in 1996 and the first 8 x 2 bedroomed houses were completed the following year, mainly funded from the Kingsbridge Feoffees own reserves.

In 2003, another 4 x 2 bedroomed houses were built from funds made from the sale of very steep land at the top of the site, which was deemed unsuitable for building.
